That means taking away as many signifiers of everyday life as possible – which means going to the extra effort of cleaning and tidying both inside and out. Outside, bits of garden that have been part of a family life for years will need a major tidy up – who knows what tasty morsel a small child has left there? They might have been playing there for ages, but now they must go.

·        It doesn't matter if your property is a hovel or a palace, first impressions count and that's what the first view of your home will be like. It should look attractive to the eye and not show signs of wear and tear. It should look as though you have lived there for years and it should smell clean and fresh. A property is far more likely to attract a buyer if it has been de-personalised as it will be easier for them to imagine themselves living there. ·        When you're selling your home, you want the buyer to envision his or her own furnishings--not yours--in each room. If you have a coffee percolator make some before hand as freshly brewed coffee is welcoming. Open windows to help get rid of cooking smells. Also make sure you put fresh lilies or other flowers in vases as they will make your home smell great and give potential buyers a positive first impression.

·        Whether your home is an apartment or a spacious house, you need to take advantage of every available inch. A beautiful bowl of fruit, vegetables or blooming flowers makes a great center piece and focal point in any room, and you can leave it out all year long.

·        The bedrooms were the most important rooms in the house because that is where you sleep and relax after a long day at work. Make sure that all beds are made and that the rooms are tidy. This room should also contain wardrobes for clothes and drawers to place other items in, such as small souvenirs from your holiday and books and games to keep you entertained at night and when guests come over. The beds should be made with fresh sheets and comfy duvets or pillows.

·        Keep your bathroom clean and pleasant for guests and members of the household. The order and arrangement of towels, toiletries and other items shows visitors that your bathroom has been cleaned and maintained as promised. Remove all personal items such as clothing, medicines, toilet paper and grooming aids from the bathroom. Replace them as soon as possible.

·        The living room is the 2nd thing your guest will notice when they enter (right after the front door), so make it an extension of the home's decor theme. Put away all papers and magazines; line up photos and other collectibles; and eliminate clutter. Remove doggy beds and food bowls, and replace them with a dog crate or confinement area outside.
