Six tips on selling your property faster
Selling or letting a property in Spain may seem like a daunting challenge but it doesn't have to be that way, if some basic items are considered. We’re sharing six great tips for buying or selling a property abroad.
First impressions
First impressions are very important, and directly linked to the interest you will receive in your property. Remember to look at your property listing through the eyes of a potential buyer – assess your rooms from top to bottom, and from corner to corner. Seek to show your best room first, where possible.
Keep tidy
No-one likes to view a messy property. Nice and clean rooms not only look more desirable but also more spacious; particularly the kitchens and bathrooms are very necessary, so be sure to put away those dishes for your photographs, and before any viewings.
If you have a house for sale, all public areas should also be kept neat and tidy.
The smallest touch
When showing your property, it doesn't need to be a simple procession. Sometimes emphasising the obvious can help. Appealing to other senses may also have a significant effect. Coffee percolating, or the fragrance of freshly cut flowers will add to your property's appeal. Aromas from pets will probably not!
Seek to keep your home warm in winter, and in summer, well ventilated.
Sounds will play a part in that too. When you're in a good, quiet, secluded place, keep it that way and turn the television off, so viewers get a clear sense of the peaceful surroundings.
Let people in your doorway
Buyers must view your property before it can be sold or rented out. Always seek to please your audience, although this might not be especially easy at times. When you are unavailable, your estate agent should be able to assist, which is one of the key reasons for choosing a high street-based agent rather than an online-only one. If you're using the latter, you'll definitely have to do all the viewings yourself.
The signs and posters 'For Sale' or 'To Rent' must always be placed prominently and periodically reviewed to see if they are standing upright and facing in the right direction for maximum exposure.
Be ready to ask difficult questions
It that sound obvious but remember to note your house's good points, and the area's extras and amenities. You might well be asked 'Why do you sell?
Price your property right
The price of a property for sale in Spain is the most important factor determining how quickly it gets sold. The right price always attracts the most purchasers and will always help you sell it even more quickly in a slow market.You may want a good capital from selling your property but never overestimate the price. Do some ground price analysis, property in your town. Speak to various people, property brokers, and learn about specific property demand and prices in that locality.
